- JS-SEZ: Signed 7 January 2025

What is RTS Link?
RTS Link (Rapid Transit System Link) is the cross-border line between Bukit Chagar in JB and Woodlands North in Singapore (connecting to the Thomson–East Coast Line): about 4 km and a 5-minute ride. Originally due at the end of 2026, it is now expected in February 2027, with system tests and trial runs targeted for completion by 31 December 2026.
Impact on property: who benefits most?
| Location | Likely impact | Watch out for |
|---|---|---|
| Within a 10-minute walk of Bukit Chagar | Strongest rental demand (tenants working in Singapore) | Clear price premium already; lots of new supply nearby |
| JB city / Stulang / Danga Bay | Indirect: short ride to the station | Uneven management in older blocks; parking and traffic |
| Iskandar Puteri / Medini | Limited; driven by the Second Link and JS-SEZ | Far from RTS |
| Mount Austin / Tebrau | Mature lifestyle hub; JS-SEZ jobs | Need to drive or ride to RTS |
JS-SEZ: long-term demand
The Johor–Singapore Special Economic Zone (JS-SEZ) was signed on 7 January 2025 in front of both prime ministers, targeting 50 projects and 20,000 skilled jobs in its first five years. Malaysia's incentives include:
- Qualifying knowledge workers: 15% personal income tax for 10 years (from 2025);
- Companies: as low as 5% corporate tax for up to 15 years in selected high-value sectors;
- Existing Iskandar and Forest City Special Financial Zone incentives continue.
For housing, more middle- and high-income people working and living in JB supports owner-occupier and rental demand over time — especially near jobs, schools and transport nodes.
Three level-headed questions
- Is the premium already priced in? Compare transacted (not asking) prices before and after the RTS news.
- How much supply is coming? Several large projects around Bukit Chagar launch at once — who will you compete with for tenants?
- What's your exit? Foreigners pay 30% RPGT on sales within 5 years; if renting, look at net yield.
