Home loan rates, lock-in and refinancing explained

Quick answerMost Malaysian home loans are floating, linked to the bank's SBR, which follows Bank Negara's OPR (held at 2.75% in September 2026). Compare the effective rate, the lock-in (usually 3–5 years, with an early-settlement penalty of about 2%–3% of the loan), the term / semi-flexi / full-flexi structure, and MRTA vs MLTA insurance. Islamic home financing is open to non-Muslims too.

30-second summary

  • OPR: 2.75% (held Sep 2026; next meeting 5 Nov)
  • Linked to: SBR (Standardised Base Rate)
  • Lock-in: Usually 3–5 years
  • Early settlement penalty: Usually 2%–3% of the loan
  • Structures: Term / semi-flexi / full-flexi
  • Islamic financing: Open to non-Muslims

How the rate is built

Effective rate = SBR + the bank's spread. OPR up → SBR up → higher instalment, and vice versa. When comparing banks, ask "what is the effective rate today?" rather than relying on first-year promotions.

Three loan structures

Term loanReduce principal; usually can't withdrawSteady payers
Semi-flexiPrepay to cut interest; withdrawal needs a request / feeOccasional spare cash
Full-flexiLinked current account offsets interest; withdraw any timeStrong cash flow and discipline (may carry a monthly fee)

Insurance: MRTA vs MLTA

When does refinancing pay?

  • You're out of lock-in and the rate gap is meaningful (e.g. 0.3%+)
  • You need a cash-out for other purposes (at your own risk)
  • You want to switch from term to flexi

Costs: new legal fees, 0.5% loan stamp duty, valuation — banks sometimes subsidise. Work out the payback period first.

Islamic home financing

Islamic financing (e.g. Musyarakah Mutanaqisah, Tawarruq) is open to everyone, not only Muslims. It often has a ceiling rate and a different early-settlement calculation. Compare effective rates and terms as usual.
